P-II Zone has been designated as one of the Delhi’s newest sub-cities comprising of 1,924 hectares of green belt and 6,270 hectares of proposed urban sable area. Zone P-II has been designated as Delhi’s Employment Centre under Delhi Master Plan 2021. Becoming a Member

The society shall endeavor to provide Victoria Heights which will comprise of 1/2/2+SQ BHK & Waverly Heights comprising of 3BHK and 3/4 BHK+ SQ. The society will not be levying EDC/IDC or PLC and being registered under Societies Act, there will be no preferential allotment with respect to floor or location. Every member will be given equal footing.
We are considering building comprising of 18 to 25 floors. As an investor an individual has very good opportunity to own a Modern house in Delhi at affordable costs.

Payment Schedule and Cost Escalation

The payment for the house consists of two parts, Land Cost & Construction cost. Payment for land cost will be expected immediately along with application form. Once construction commences a Construction Linked Payment Plan will be designed and all members will adhere to same.
The Land cost is fixed as on date. However, the construction cost has been projected on Architects estimation which is based on possible prices of construction material in year 2014. Any major escalation in basic cost of material will be factored into the costing and shall be shared by all members proportionately along with any additional charge levied by any component authority.

Estimated Timeframe for completion and Possession

Since this is a new project with open land, the construction is likely to progress at swift pace. Upon the commencement of construction we have estimated time frame for completion of project within 36-48 months subjected to the permissions and approvals mandate by law under the DDA Land Pooling Policy.

P Zone has been designated a High Rise residential zone under the Master Plan 2021 of Delhi. Hence, for the first time, the plan has been launched on a Public Private Partnership mode.

The housing strategy for Zone P incorporates approaches for development of new housing area, upgradation and re-densification through re-development of existing housing area including unauthorized colonies. In view of limited availability of land and increased demand for housing, plotted residential development is being discouraged. P Zone has been planned in line with these objectives and hence plotted development is out and high rises are the way to go. According to projections in the Masterplan, nearly 24 Lakh residential units are required for an estimated 23 million people by 2021. The DDA has earmarked land at Zone P-I and P-II for raising residential projects to cater for this surplus demand for residential units.
